Why employ a contractor #DAMARU

Why employ a contractor

A general contractor is a professional who offers all the services you need in order to complete your construction project successfully. This includes construction, plumbing, roofing, flooring, and other similar services. General contractors usually have a vast network of subcontractors working for them. These general contractors manage subcontractors effectively, ensuring the work is done quickly and efficiently.

Another benefit that you get by hiring a general contractor is that your project will be safe and covered by insurance. General contractors have a general liability insurance; hence, you will not have to worry about being liable for any accident or damages happening on your project site.

Aside from this, you will also be able to save considerable money and time as most general contractors today have their own suppliers where you can get everything that you need for the construction project. Not only you will get building materials quickly from those suppliers, but you will also get quality materials at a reasonable price.

Ask questions-

  • Are you licensed? This is a basic, yet the most important question that you need to ask to the contractor. License requirement is not mandatory in some states of the United States; however, having a license shows that the general contractor is reliable and competent. There are no defined qualifications to become a general contractor; however, almost every contractor obtains license only after achieving a bachelor’ degree. Thus, when you hire a licensed contractor, you can rest assured that he has enough skills to handle the project efficiently.
  • Do you have general liability insurance? Such insurance protects your home in case of any damage or negligence caused by the general contractor or his subordinates. Remember not only to ask about it, but verify the general liability insurance with a hardcopy of it.
  • Do you have enough workers compensation insurance? Such insurance covers the subordinates of the general contractor in case of any accident or injury happening to them at the work site. You will not be liable for any medical expenses. It is the general contractor and his workers compensation insurance that cover such medical expenses.
  • Can you arrange for the building permits? Of course, you can obtain the building permits by yourself, but you should know that it is a big hassle. It would be a worthwhile if the contractor could arrange the building permits. You will not have to deal with the hustle and bustle of obtaining the permit.
  • Would you itemize your bid? An itemized bid takes much of the mystery out of the billing process. You will have a chance to know where your money will be going. By knowing this, you will be able to explore other options in place of big tag items, which will eventually help you save money.
  • Who are your subcontractors? Knowing about the general contractor’s subcontractors is a good way to gauge the overall cost of the project. It is equally important to know about those subcontractors who will be working on your project.
  • Who are your suppliers? Knowing about the general contractor’s suppliers will help you ascertain about the quality of material you will be getting for your project.
  • How often will you show up at the job site? This is essential to know since the contractor’s subordinates will work efficiently only when the boss (the general contractor) is around. If the contractor is often absent at the job site, his subordinates will usually slack off.
  • Can you give me a timeline? Asking for an approximate timeline is vital since with a rough timeline at hand you will be able to gauge the progress of your project properly. Besides, with a rough timeline at hand, you will also be able to make other arrangements.
  • How many years of experience you have as a general contractor? Experience is the key to successful completion of the project. When the general contractor has significant years of experience, he will not only adeptly manage his subordinates, but your project, as well. Besides, with enough experience, he will be able to solve any construction related problem, quickly and easily.
hire a general contractor whom you can not only trust and afford, but also one with whom you can get along easily.

Advantages and disadvantages of using a contractor or subcontractor

Advantages

  • You can hire a contractor/ subcontractor when you need more flexibility.
  • You can use a contractor/ subcontractor for one-off jobs and jobs requiring specialist expertise or fast turnaround.
  • Your permanent staff can concentrate on the core business.
  • Some contractors/ subcontractors can start the work or project at short notice, even when large numbers of workers are required.
  • You can often specify the type and duration of contract you need for the job.
  • You have no PAYE or National Insurance contributions administration for contractors/subcontractors.
  • You can obtain temporary cover for a permanent staff job or work that needs doing.

Disadvantages

  • Contractors/subcontractors may cost your business more than the equivalent daily rate for employing someone.
  • By relying on contractors/subcontractors, your business does not acquire or develop skills in-house.
  • Permanent staff may resent contractors being paid more money for doing similar work to them.
  • If you use a contractor that then uses a subcontractor, you have no direct control over the quality of subcontractors' work.??
  • Contractors/subcontractors may not appreciate your business culture and may lack the motivation and commitment of permanent staff.
  • Workers can be employees or subcontractors of the contractor - you need to understand relevant tax implications and other rights.
  • -----------------------------------------------------

-----------------------------repeating--------------------------------------------------------
  1. A general contractor will contract with, manage, coordinate and supervise a project that involves multiple trades as subcontractors (and can do so when properly licensed; in some states it is illegal for the builder to contract with you and subcontractors for the job unless licensed);
  2. Working with a general contractor can save you time, as the job can be handled more efficiently and by someone experienced with construction schedules and awareness of the project’s “critical path” needs;
  3. An experienced general contractor will have a network of connections that benefit you – whether they are the best subcontractors for the task, or knowing how to reach the inspector quickly so you can keep the project moving;
  4. You likely will see cost savings with a builder evaluating multiple bids from subcontractors and getting the benefit of discounted contractor rates with suppliers;
  5. A good, licensed builder is experienced with processing permits and inspections (and a license typically is required for the builder to pull permits in its name), and will know up front what needs to be done to meet code requirements;
  6. You usually get better construction loan terms and options from banks if you are working with a licensed general contractor;
  7. A licensed builder should carry all the insurance coverage needed (you still should confirm first for any builder), and will manage insurance coverage by subcontractors too; this means that the builder, not you, will be considered responsible for the risks and liabilities associated with the job;
  8. A licensed builder can provide a contractual warranty to you for the home and its integrity; plus, commercial home warranty companies typically only provide coverage when the home is built by a licensed builder;
  9. In general, a quality home built by an experienced contractor should need less maintenance and fewer repairs during its lifetime; a quality home has better resale value and is likely to hold its value longer.

MAKE YOU HOME TODAY  TOMORROW WILL BE TOO LATE.

 medical schools- Like so many  in the world.Why only in Lanka patients are squeezed as per whims and fancies of arrogant medicos

we patients decide the standards not the GMO-
we patients prefer foreign qualified medicos over local medicos
why?
1- foreign qualified medicos are humble
2- friendly Check well taking all the time needed.
3- they can smile frrom the heart not drive by greed  Money
4-listen and allow questions answer questions
5-will try to diagnose before requesting for test
6- Medications only after  diagnosis .
7-will take  all the time needed to explain why the medications are needed.
8- will explain reasons and the objective of tests if any .

the opposite is true with local medicos.
1 -arrogant--assume all knowing
2- first question form where?
3-what job
4-whose property
5-insurance ?

then start writing tests(18% TO... , then prescription 18% TO...++ INCENTIVES BONUS ETC.. - come back.
